近年来,在旅游经济和地产资本的双重驱动下,我国旅游地产蓬勃发展。研究表明,我国旅游地产投资比较活跃,但现阶段旅游地产投资整体并没有过热,项目自身优势是驱动旅游地产投资局部过热的核心因素。政府主管部门应进一步优化旅游业用地政策环境,分类施策、加强事中事后监管。华侨城、曲江新区、恒大、开元、阿那亚皆为旅游地产开发的典型案例,其开发和经营模式各有特点,值得总结和借鉴。
