本书依据马斯洛需求层次理论划分居民消费顺序和层次,构建住房可支付理论模型,确定住房可支付边界值及其指数。其次,在住房可支付理论模型基础上将中等收入者住房可支付性划分为负担不起、严重支付困难、轻度支付困难和无支付困难4个等级,并与现有传统住房可支付指标进行比较分析,发现传统指标高估住房支付困难程度,低估中等收入者住房可支付能力,非理性预期较理性预期进一步恶化中等收入者房价可支付能力,引发中等收入者房价支付危机。最后,本书根据产权选择理论构建房价和房租可支付指数联合分布,发现中等收入者房价不可支付程度大于房租不可支付程度,中等收入者房价不可支付城市数量多于房租不可支付城市数量。

This book divides the consumption order and level of residents according to Maslow's hierarchy of needs, constructs a theoretical model of housing affordability, and determines the boundary value of housing affordability and its index. Secondly, based on the theoretical model of housing affordability, the housing affordability of middle-income people is divided into four levels: unaffordable, serious payment difficulty, mild payment difficulty and no payment difficulty, and compared and analyzed with the existing traditional housing affordability indicators, it is found that the traditional indicators overestimate the difficulty of housing payment, underestimate the housing affordability of middle-income people, and irrational expectations further deteriorate the affordability of middle-income people compared with rational expectations, causing the housing price payment crisis of middle-income people. Finally, this book constructs the joint distribution of housing price and rent affordability index according to the theory of property rights selection, and finds that the degree of unpayable housing prices of middle-income people is greater than the degree of unpayable rent, and the number of cities where middle-income people cannot pay housing prices is more than the number of cities where rents cannot be paid.(AI翻译)
